Family Hotels in Maui, and the Twenty Times the Bigger Room Holds No More People

Thirteen Maui properties and 152 room categories were checked in September 2026 against their own websites, plus the Hawaii Department of Taxation and the County of Maui. Maui publishes square footage more consistently than any market this site has tested, and that generosity is exactly what exposes the problem: twenty separate times, an operator's own two numbers show that the bigger unit holds no more people than the smaller one, and once it holds fewer.

Very few, and upgrading is usually not the answer. Twelve of thirteen properties publish a maximum occupancy and eleven publish a size, which is the best disclosure of any market on this site, and it is precisely that which reveals the trap. Grand Wailea publishes a 618 square foot room that sleeps four and a 2,466 square foot suite that also sleeps four, and states in one sentence that its standard rooms and all but one of its suites hold up to four guests. So at the island's largest resort a family of five cannot book a standard room or a suite at any price. The route to five and six is the condominium properties, not the resorts.

Maui publishes better than any market this site has measured and the disclosure is what exposes the problem. Twelve of thirteen properties publish a maximum occupancy, eleven publish a size and twelve publish a bed configuration, and five publish all three for every category they sell, against three in Barbados and none at all in Fort Lauderdale. Because the size is published so consistently, twenty separate instances can be shown in which the bigger unit holds no more people than the smaller one, which is more than three times the Barbados count. The starkest is a 618 square foot room and a 2,466 square foot suite at the same resort, both published at four guests, a fourfold difference in floor area with no change in headcount, and the same resort runs a seven-category suite ladder spanning 1,316 square feet that never moves off four. One case inverts entirely, where the unit with an extra bedroom is 1,500 square feet smaller and holds exactly the same six people. Two properties publish opposite halves rather than all three: one publishes thirty occupancies and thirty sizes and not a single bed configuration, and another publishes nine bed lines and no square footage at all, which is the Barbados shape appearing once in a market that otherwise publishes size everywhere. On extra beds, three properties refuse outright and not one gives a fire-code or building-code reason, exactly as in Barbados; the only reasoned refusals anywhere on this island are refusals of connecting rooms, explained by the individually owned condominium model. Six publish a cot position and three publish a rollaway price. Four sell connecting or multi-bedroom units as a single bookable item, against one in Chicago and three in Barbados.

What the bands mean

The room rate is only part of it on this island, because the condominium properties carry their own charges and publish them plainly. One Ka'anapali residence property charges a 50 dollar daily service fee plus a 395 dollar checkout cleaning fee, neither of which scales down for a short stay. Another charges 11.95 dollars a day per vehicle for parking and publishes no daily housekeeping unless it is bought. A third publishes a three-night minimum in capital letters. Where an extra bed can be had at all, the price is published at three properties only: 60 dollars a night at the best-documented resort here, and 30 dollars a day at two condominium properties. On tax, three separate government charges apply and no government body publishes a combined figure, so none appears here: state transient accommodations tax at 11.00 per cent since 1 January 2026 under Act 96, a County of Maui surcharge of 3 per cent, and general excise tax at 4.0 per cent plus a 0.5 per cent county surcharge with a maximum visible pass-on of 4.7120 per cent. None of the three has a child provision.

    The catch
    A family cannot establish from either operator's own website how many people any of its rooms holds, which at a 432-key beachfront resort is not a small thing. Both render an empty availability grid rather than a room list, and that is an operator choice rather than a block, so it is recorded as such. Both also changed name recently, from Ka'anapali Beach Hotel and from Honua Kai respectively.

Where not to book in Maui

Three habits. The first is upgrading for space and expecting a bed, which fails on this island twenty times over: at one resort a suite four times the floor area of the cheapest room holds exactly the same four people, and at another the biggest one-bedroom holds fewer than eight cheaper ones. Read the occupancy, not the square footage. The second is assuming an extra bed can be added later. Three properties refuse one outright, one of them refusing the cot in the same sentence, and none gives a code reason, so the published occupancy is the whole answer. The third is trusting a room count you cannot see: two Outrigger-managed properties publish no occupancy, no size and no per-category bed line at all, because their matrices live inside a booking widget rather than on a page. Note finally that one management company gave five different answers to the same cot question across five Maui properties using one FAQ template, from complimentary to no extra beds or baby cots available, so the answer at a sister property tells you nothing about the one you are booking.

When to book

Decide first whether you need bedrooms or a resort, because on Maui those are two different products with two different disclosure habits. The resorts publish sizes and occupancies generously and cap almost everything at four people; the condominium properties publish multi-bedroom units with real occupancies of six and eight and then attach fees the resorts do not have, including daily service charges, checkout cleaning of up to 395 dollars, paid parking and, at one property, a three-night minimum. Whichever you choose, confirm the bed configuration in writing rather than the floor area, because at one property eight of ten categories publish beds that do not add up to the published occupancy. And check the drive: the operators who publish an airport distance range from 36 miles at the far end of West Maui to a short hop in Kihei, and most publish nothing at all.

The trade is a set of fees the resorts do not charge, including a 50 dollar daily service fee and a 395 dollar checkout clean at one property, paid parking at another and a published three-night minimum at a third.

On room information, better than anywhere else this site has measured, which is a genuine advantage when you are planning from six thousand miles away. Twelve of thirteen properties publish a maximum occupancy and eleven publish a square footage, and five publish an occupancy, a size and a bed line for every category they sell, against none at all in Fort Lauderdale. The warning is what that disclosure reveals. Twenty times over, an operator's own figures show that paying for a bigger unit buys floor area and not a bed, and at the island's largest resort a family of five cannot book a standard room or a suite at any price. So Maui rewards a family that reads the occupancy column and punishes one that reads the square footage.

Four properties sell connecting or multi-bedroom units as a single bookable item, which is a better result than most markets. Napili Kai sells its Keaka two-room and three-room suites as a named category with their own page and booking button, and Maui Coast describes its Hōkū Pālua Suite in its own words as a connection of two rooms. Fairmont Kea Lani sells four villas the same way, and Kaanapali Alii is entirely made of multi-bedroom residences with no hotel rooms at all. Royal Lahaina publishes connecting rooms as a request only and says so without hedging. Three condominium properties refuse them outright and, unusually, give a reason: each is operated as a family of individually owned condominiums, which is the only reasoned refusal of any kind found on this island.

Six of thirteen publish a cot position and the answers run in both directions, so this is worth confirming rather than assuming. Napili Kai publishes free cribs and highchairs on every category, Aston Kaanapali Shores and Maui Kaanapali Villas both publish a free crib alongside a 30 dollar rollaway, and Fairmont Kea Lani publishes a crib on request and a rollaway at 60 dollars a night. Two refuse: Royal Lahaina states plainly that it does not provide cribs, and Papakea refuses both the cot and the extra bed in a single sentence. Not one of the refusals gives a fire-code or building-code reason, which matches Barbados and differs from four earlier cities in this research. Note also that one management company answered the same cot question five different ways across five Maui properties on one template.
