In Brief
Which hotel should I book in Kos?
Ikos Aria, in the top €€€€ band, is the best all-round choice: all-inclusive on Kefalos Bay in the south-west, 20 minutes from the airport by its own figure, with kids' clubs from 6 months to 17 years. Grecotel Casa Paradiso is the best value, all-inclusive on Marmari's sand, but on the windy north coast.
Key takeaways
- Best for couples: Aqua Blu Boutique Hotel + Spa, five-star and 16 and over
- The only hotel here open all year: Kos Aktis Art Hotel, on the Kos Town seafront
- Tigaki, Marmari and Mastichari take the meltemi; Kardamena and Kefalos Bay face south
- Psalidi's beaches are pebble or dark sand; the north and south coasts are sand

What the bands mean
These are bands, not prices. None of the eleven publishes a fixed nightly rate on the pages checked - they sell through live booking engines or on request, and most close for the winter, so a rate quoted in October says nothing about July. Each band describes what the hotel is, read from its own website on 3 October 2026: whether it calls itself five-star, whether it is adults-only, and what the board is. The live rate for your dates opens through the button on each card. Add the Climate Crisis Resilience Fee on top: Neptune and LUX.ME Kos charge 15 euros per room per night from April to October, and Casa Paradiso 10 euros.
- €
- a small family-run town hotel, priced in euros, with breakfast extra and no pool
- €€
- large beach resorts that do not call themselves five-star on their own pages
- €€€
- five-star resorts and the luxury town hotel, by their own description

The 11 hotels, and who each one is wrong for
Walking times are to the sea. The distance to the sea is each hotel's own figure or description. Walks into Kos Town, given in the cards and the answers below, are road routes on foot through OpenStreetMap from each hotel's map pin to the Plane Tree of Hippocrates, at 4.5 km/h, and are labelled as road routes where the hotel gives a different figure. Airport distances are each hotel's own.

Kefalos Bay, south-west coast
Ikos Aria
€€€€Rated 4.7 out of 5 on Google Maps from 710 reviews, as of October 2026Best all-roundAn all-inclusive resort of 425 rooms, suites and villas on 47 acres by Kefalos Bay, with eight restaurants, nine bars and kids' clubs from 6 months to 17 years.
- Walk to the sea
- No published distance to the sea
- Right for
- Families who want everything included, sand on the south-facing side of the island and a 20-minute transfer by the resort's own figure.
- Wrong for
- Wrong for: Anyone who wants to eat out in Kos Town most nights. The resort puts the town 45 minutes away by car.
- The catch
- The catch: At 425 rooms, suites and villas it is a resort you stay in rather than a base for the island, and the Dine Out programme and an electric car for a day trip are its answer to the distance from town.

Lambi, Kos Town's north beach
Aqua Blu Boutique Hotel + Spa
€€€€Rated 4.7 out of 5 on Google Maps from 581 reviews, as of October 2026A five-star adults-only hotel of 53 suites on Lambi beach, some with private pools, with an indoor heated pool at its spa, open 28 April to 31 October.
- Walk to the sea
- Adjoining beach access to the sea
- Right for
- Couples who want sand, a spa and Kos Town within a bike ride along the cycle lane the hotel describes.
- Wrong for
- Wrong for: Families and anyone under 16. Its booking engine takes guests aged 16 and over only.
- The catch
- The catch: It is closed from November to late April. Kos Town's plane tree is 2.7 km and a 37-minute walk by road route, so evenings in town mean a taxi, a bus or a bike.

Lambi, Kos Town's north beach
Lango Design Hotel & Spa
€€€€Rated 4.9 out of 5 on Google Maps from 649 reviews, as of October 2026A five-star adults-only hotel of 54 rooms and suites on Lambi beach, with a large pool and two jacuzzis, private-pool suites and a Michelin Key, open 22 April to 31 October.
- Walk to the sea
- Some steps, by the hotel's own description, to the sea
- Right for
- Couples who want a pool of their own and will drive: its booking engine lists free private parking.
- Wrong for
- Wrong for: Families and anyone under 16. The booking engine takes guests aged 16 and over only.
- The catch
- The catch: Its own homepage puts Kos Town both 3.5 km and 2 km away. The road route to the plane tree is 2.96 km, a 39-minute walk, and airport transfers carry a surcharge.

Kos Town seafront
Kos Aktis Art Hotel
€€€Rated 4.7 out of 5 on Google Maps from 1,099 reviews, as of October 2026A 49-room art hotel on the Kos Town seafront, renovated in 2026, where every room faces the sea and the newest rooms have their own jacuzzi and direct sea access.
- Walk to the sea
- Sea Front Collection rooms have direct access to the sea
- Right for
- A first visit without a car: the Plane Tree of Hippocrates is 386 m and five minutes on foot by road route, and the port is 500 m away.
- Wrong for
- Wrong for: Anyone who wants a pool at the hotel. There is none: the pool, spa and children's pool are at its sister hotel about 400 m away.
- The catch
- The catch: No pool of its own, street parking only, and its own pages disagree on two numbers: 25 km or 27 km to the airport, and 31 m2 or 39 m2 for the sea-view suite.

Kos Town, east side
Afendoulis Hotel
€Rated 4.8 out of 5 on Google Maps from 200 reviews, as of October 2026A 20-room family-run hotel on a quiet street off the beach road in eastern Kos Town, with a lift, air-conditioning and one family room.
- Walk to the sea
- 100 m by the hotel's figure to the sea
- Right for
- Anyone on a budget who wants to walk everywhere: the plane tree is 750 m and ten minutes on foot by road route, and town buses stop 50 to 100 m away.
- Wrong for
- Wrong for: Families who need more than one family room. There is one in the whole hotel.
- The catch
- The catch: No pool is listed among its facilities, breakfast is charged separately, and it publishes neither its season nor an airport distance.

Psalidi, east of Kos Town
Grecotel LUX.ME Kos
€€€€Rated 4.5 out of 5 on Google Maps from 1,586 reviews, as of October 2026A five-star all-inclusive resort on 100,000 m2 at Psalidi, reimagined for summer 2026 with six pools, a lazy river, six restaurants and children up to 12 staying free in their parents' room.
- Walk to the sea
- Via its own private pebble beach to the sea
- Right for
- Families who want pools more than sea: six of them, a lagoon with a sand islet and a lazy river, with Kos Town 4 km away by the hotel's figure.
- Wrong for
- Wrong for: Anyone who wants soft sand at the water's edge. The hotel's own beach is pebble.
- The catch
- The catch: At 38 km and about 45 minutes by its own figure, it is the furthest hotel here from the airport. It calls Kos Town a 30 to 40 minute walk; the road route is 5.7 km and 76 minutes.

North coast, between Kos Town and Tigaki
Astir Odysseus Kos Resort & Spa
€€€Rated 4.8 out of 5 on Google Maps from 2,597 reviews, as of October 2026A five-star resort of 337 rooms and suites built in 2009, with two outdoor pools, an indoor spa pool, two children's pools and an all-inclusive option, open 25 April to 31 October.
- Walk to the sea
- No published distance to the sea
- Right for
- Families who want a one-bedroom family room and a mini club, 5 km from Kos Town by the hotel's figure.
- Wrong for
- Wrong for: Anyone who wants to walk to dinner in town. The road route to the plane tree is 5.9 km and 78 minutes.
- The catch
- The catch: It sits on the north coast, the side of the island the meltemi blows onto in summer, and at 337 rooms and suites it is one of the bigger resorts here. Only one room type, with an outdoor jacuzzi, is reserved for guests 18 and over.

Mastichari, north coast
Neptune Luxury Resort
€€€Rated 4.7 out of 5 on Google Maps from 1,894 reviews, as of October 2026A five-star beach resort run by one independent family for more than 30 years, with a kids' club and mini water land, plus an adults-only pool and restaurant area.
- Walk to the sea
- Mere steps from the sands, by the hotel's description, to the sea
- Right for
- Families with young children and a late flight: the resort puts the airport ten minutes away by car, the shortest transfer on this page.
- Wrong for
- Wrong for: Anyone who wants a village on the doorstep. Mastichari is 5 km from the resort.
- The catch
- The catch: Mastichari's beach is one the Kos Aktis beach guide calls ideal for windsurfing and kitesurfing, which tells you about the summer wind. The hotel adds a 15 euro per room per night Climate Crisis Resilience Fee at check-in.

Marmari, north coast
Grecotel Casa Paradiso
€€Rated 4.3 out of 5 on Google Maps from 1,153 reviews, as of October 2026Best valueAn all-inclusive family resort of bungalows on a dunes beach 2 km from Marmari, with soft sand, shallow water, two waterslides and family units for up to seven.
- Walk to the sea
- Via its dunes beach, soft sand and shallow water, to the sea
- Right for
- Families who want sand, shallow water and slides, all-inclusive, 15 km and about 20 minutes from the airport by the hotel's figure.
- Wrong for
- Wrong for: Anyone who wants a calm sea in July and August. Marmari is a kitesurf beach, where the meltemi is funnelled between Kalymnos and Pserimos.
- The catch
- The catch: There is no complimentary shuttle, so Kos Town, 17 km away, is a taxi, a hire car or the bus. Its own FAQ also tells guests that taxis wait at Kalamata Airport, a copy error from a mainland hotel.

Kardamena, south coast
Mitsis Summer Palace
€€€Rated 4.5 out of 5 on Google Maps from 3,147 reviews, as of October 2026A five-star 24-hour all-inclusive resort of 244 rooms and suites above a Blue Flag beach near Kardamena, with plunge-pool rooms and views to Nisyros.
- Walk to the sea
- 30 m by the hotel's figure to the sea
- Right for
- Couples who want all-inclusive, a sea view and a south-coast beach 30 m away, with a free airport transfer when booked online with the brand.
- Wrong for
- Wrong for: Anyone with limited mobility or a pushchair. The hotel itself warns that its sloping site may not suit guests with mobility needs.
- The catch
- The catch: The slope is the catch, by the hotel's own warning, and Kos Town is 35 km away. Kardamena village is 5 km.

Near Kardamena, south coast
Atlantica Belvedere Resort
€€Rated 4.5 out of 5 on Google Maps from 758 reviews, as of October 2026An adults-only resort on a hillside above a sandy beach 4 km from Kardamena, with swim-up rooms, private-pool suites and a spa with an indoor pool.
- Walk to the sea
- Direct beach access from the hillside to the sea
- Right for
- Couples who want adults-only on the south coast, 10 km from the airport by the hotel's figure, with a lift where wheelchair access is possible.
- Wrong for
- Wrong for: Anyone who needs a guaranteed minimum age. The hotel publishes none, so ask before you book.
- The catch
- The catch: It is large for an adults-only hotel, with 220 rooms, 15 suites and 3 villas, and neither its minimum age nor its board is stated on its own page.
Where not to book in Kos
On Kos the thing to avoid is the wrong coast, not a district. If you want a still sea in July and August, think twice about the north coast: Marmari is a kite station because the meltemi is funnelled between Kalymnos and Pserimos there, and the Kos Aktis beach guide calls Mastichari ideal for windsurfing and kitesurfing. If you want sand, avoid Psalidi and Agios Fokas, which the same guide describes as rocky with pebbles or dark sand. Do not take a hotel's walking time into town on trust either: LUX.ME Kos calls it 30 to 40 minutes, and the road route is 76. And check that an adults-only hotel publishes its age before you rely on it.
When to book
Book around the season before you book around price, because every hotel here that publishes dates is seasonal except one. Lango opens on 22 April, Astir Odysseus on 25 April and Aqua Blu on 28 April, and all three close on 31 October; Neptune opened on 2 May in 2026. Kos Aktis is the exception and says it is open all year. For the start or end of the season, the south coast is the safer bet if wind matters, and a hotel that publishes its dates is easier to plan around than one that does not.
