It depends on one thing: whether you want the city or the beach. Address Downtown puts you under the Burj Khalifa with a Metro station walkable in winter. Rove Downtown is the best value in the city by a distance. Atlantis The Palm is the family answer, and it has no walking route to a train at all.

What the bands mean
Rates are shown as bands, not numbers, and in Dubai that matters more than anywhere else we cover. The same room can cost twice as much in January as in July, because summer here is genuinely punishing and the city discounts hard to fill rooms through it. A printed nightly figure would be wrong within days and misleading within months. The bands describe where each hotel sits against the others in the city, and the live rate for your dates opens through the button on each card.

The 9 hotels, and who each one is wrong for
Walking times are to the nearest Metro or tram station. Walking times are real pedestrian routes to the nearest Metro or tram station, measured through OpenStreetMap foot routing at 4.5 km/h. The anchor is a station rather than a landmark on purpose, because in Dubai a single citywide anchor tells you nothing: routing the walk from the Jumeirah Beach Residence to The Dubai Mall returns 25 km and over five hours, which is a real answer and a useless one. What actually shapes a trip here is whether you can reach a train at all without a car. Two warnings on reading these numbers. Straight-line distance lies badly in Dubai, because eight-lane roads have to be crossed at bridges rather than anywhere convenient, which is why a hotel that looks 500 m from a station can be a 26-minute walk. And from roughly June to September a 20-minute walk is not a walk, it is a decision, because our Dubai weather guide puts those months above 42 degrees with heavy humidity.

- Anyone who wants a central Dubai base and would rather spend the money on the trip than the room. It is a modern, functional hotel with a pool, in the one part of Dubai where you can genuinely walk to things.
- Wrong for
- Wrong for: Anyone here for a resort holiday. There is no beach, no butler and no sense of occasion, and it does not pretend otherwise.
- The catch
- The catch: The walk to the Metro is longer than the map suggests because Downtown is cut by multi-lane roads you can only cross at set points. In winter it is a pleasant walk and in July it is a taxi.

- 26 minutes, 1.9 km to Burj Khalifa/Dubai Mall Metro to the nearest Metro or tram station
- Right for
- A first trip where the point is the skyline. You are beside the Burj Khalifa and the Dubai Fountain, and The Dubai Mall is a covered walk away, which in this climate is worth more than it sounds.
- Wrong for
- Wrong for: Anyone who came for a beach holiday. Downtown has no coast, and the beach is a 25-minute drive.
- The catch
- The catch: Twenty-six minutes to a station named after the building next door is Dubai in one number. The straight line is short, the pedestrian route is not, and the shuttle or a taxi is the honest answer for most of the year.
Palm Jumeirah, on the outer crescent
Atlantis The Palm

- No walking route to any Metro or tram station. The monorail at The Pointe is 745 m away in a straight line with no pedestrian path. to the nearest Metro or tram station

- Families who want the whole holiday inside one gate. Aquaventure and The Lost Chambers are genuinely enough to hold children for several days, which is the thing most Dubai hotels cannot offer.
- Wrong for
- Wrong for: Anyone planning to see Dubai itself. You are at the far end of an artificial island and every trip into the city is a paid journey.
- The catch
- The catch: The isolation is the product and the cost. Eating outside the resort means committing to a taxi both ways, and resort dining is priced accordingly.
Umm Suqeim, on the beach
Jumeirah Beach Hotel
€€€The wave-shaped hotel on Jumeirah beach, next door to the Wild Wadi waterpark.

- 45 minutes, 3.4 km to Equiti Metro to the nearest Metro or tram station
- Right for
- Families who want a real beach and a waterpark next door without going out to the Palm. It sits on the old Jumeirah coast, which has a better stretch of sand than the newer developments.
- Wrong for
- Wrong for: Anyone without a car or a taxi budget. At 45 minutes on foot to the nearest station this is not a public-transport base.
- The catch
- The catch: The Jumeirah coast is the least well served part of central Dubai by rail. Everything here assumes you are driving or being driven.
Jumeirah Beach Residence
Address Beach Resort

- 15 minutes, 1.1 km to Jumeirah Beach Residence 2 tram to the nearest Metro or tram station
- Right for
- People who want a beach and a walkable neighbourhood at once. JBR is one of the few parts of Dubai with a proper promenade, shops and restaurants you reach on foot, and the tram runs through it.
- Wrong for
- Wrong for: Anyone who wants quiet. The Walk at JBR is the busiest pedestrian strip in the city and it stays busy late.
- The catch
- The catch: The tram is not the Metro. It connects along the coast and you change to the Red Line at Sobha Realty or DMCC, so a trip to Downtown is a two-leg journey.
Al Fahidi historical neighbourhood, Bur Dubai
XVA Art Hotel

- Anyone who wants the Dubai that existed before the towers. Al Fahidi is the restored old quarter of coral and gypsum houses, and staying in one is a completely different trip from a beach resort.
- Wrong for
- Wrong for: Families, and anyone expecting a pool or a beach. This is a small art hotel in a historic building and it has neither.
- The catch
- The catch: The rooms are characterful rather than comfortable in the modern Dubai sense, and the neighbourhood is quiet in the evening once the day visitors leave.
Deira, on the Corniche

- Deira is the one genuinely walkable quarter: the Gold Souk is 8 minutes, 600 m from Al Ras Metro to the nearest Metro or tram station
- Right for
- Anyone who wants to be near the souks and the creek and to use the Metro properly. Deira is the best-connected part of Dubai on foot, with stations close together and the Gold Souk about eight minutes from Al Ras.
- Wrong for
- Wrong for: Anyone whose picture of Dubai is glass towers and infinity pools. Deira is older, busier and much less polished.
- The catch
- The catch: It is a long way from the beach and from the modern city, and the traffic on the Deira side is the worst in Dubai at peak hours.
Dubai Desert Conservation Reserve

- Couples who want desert and silence rather than city and beach. It sits inside a genuine conservation reserve with oryx and gazelle, and the night sky is the reason to go.
- Wrong for
- Wrong for: Anyone doing a city trip, and anyone travelling with young children, who are not accommodated.
- The catch
- The catch: It is an hour from the airport and from everything else, so it works as a two or three night addition to a Dubai trip rather than as the trip.
Dubai Marina

- 5 minutes, 400 m to Marina Towers tram to the nearest Metro or tram station
- Right for
- People who want the best walking in modern Dubai. The Marina Walk is a continuous waterfront promenade of restaurants, the tram runs round it, and you can live here for a week without a car.
- Wrong for
- Wrong for: Anyone who wants a beach at the door. The Marina is a waterway, not a coast, and the beach at JBR is a walk or a tram stop away.
- The catch
- The catch: The Marina is dense, built up and busy, and the towers block the light at street level for much of the day. It is a city neighbourhood rather than a holiday one.
Where not to book in Dubai
There is no unsafe part of Dubai to steer anyone away from, so the mistakes here are all practical and they are expensive ones. The first and biggest is booking on the map. Dubai looks compact on a phone screen and it is not: the Jumeirah Beach Residence is a measured 25 km on foot from The Dubai Mall, and hotels that appear to sit beside a Metro station are frequently cut off from it by roads you cannot cross. Read the walking minutes on each card as the real number, because they were routed. The second is underestimating the summer. From June to September the city passes 42 degrees with heavy humidity, and a hotel chosen for its 20-minute walk to a station becomes a hotel you never walk from. If you are coming in that window, book for the pool and the air conditioning and accept that you will be in taxis. The third is the Palm. It photographs beautifully and it has no Metro at all, so every single trip off the island is a fare, which adds up quickly across a week with a family. The fourth is assuming station names match neighbourhood names: the Red Line stop for Dubai Marina is called Sobha Realty, and the one for Jumeirah Lake Towers is called DMCC.
When to book
Dubai's calendar is the sharpest of any city we cover and it is worth planning around rather than booking around. The expensive months are November to March, when the weather is close to perfect and the city is full, with the peaks at New Year and around the Dubai Shopping Festival in January. The cheap months are June to September, when rates can halve, and the reason they halve is the heat. Ramadan moves each year and changes the character of a trip, with daytime eating and drinking restricted in public, so check the dates before booking rather than after. For a winter trip, book two to three months out; the good-value rooms in Downtown and the Marina go first because they are the ones people compare. For a summer trip you can book late and still do well.
